Tale Of The Tape: Which $1 Million Stateline Home Is Better?

It turns out that you guys love real estate posts. Well, open up baby bird, cause mama's about to feed you some more content. 

So let's set up the hypothetical situation. You have a few million dollars burning a hole in your pocket and you HAVE to buy one of these million-dollar homes in the Rockford area. Which one is better?

Let's meet the contestants:

House A:

• Location - 4102 Spring Creek Rd Rockford Il
• Price - $1,399,000
• Bedrooms - 5
• Bathrooms - 7
• Square footage - 5,662
• Year built - 1941
• Parking - 2-car attached 6-car separate garage

House B:

• Location- 9544 N. 2nd St Roscoe Il
• Price - $999,999 (we will be rounding up for this exercise)
• Bedrooms - 4
• Bathrooms - 4
• Square footage - 5,650
• Year built - 1996
• Parking - 3-car attached garage

Those are the opening stats, let's take a deeper look.

Lots:

• House A:

No actual lot size is given for this house but it appears to be a large, well-shaded, residential lot.

• House B

Zillow lists the lot size as 5 acres. Looks like it's basically in the forest right on the river.

Edge: House B

Foyer:

• House A

Very, I think Victorian is the word. That's my polite way of calling something old.

• House B

High ceilings and an open floor layout with 3/4 walls separating living spaces. Another win for the house that was built during my lifespan.

Edge: House B

Dining Room:

• House A

I don't love the chandelier, but this is a very nice dining room. I really like the double-wide entrance.

• House B

This looks like a nice dining room in someone's Wisconsin lake house. Not necessarily what I'm expecting with a 7-figure price tag. Also, what's with the rogue dining room chair for the realtor photo?

Edge: House A

Kitchen:

• House A

Other than being a little cramped, this looks like a really nice kitchen. Looks like we're dealing with about 8 burners on the stove with two ovens below. And one of those ovens is extra wide. I would like to cook in this kitchen.

• House B

Conversely, this kitchen is wide open but has some flaws. That stove looks to be at worst a convection range but could also be just straight electric. The jury is still out on the convection range but both are, in my opinion, inferior to a gas stove. I couldn't find a picture of the oven so that's obviously not conveniently placed. I also don't like the fact that you have to walk all the way around the island to get to the fridge when you're at the stove. I would not like to cook in this kitchen.

Edge: House A

Bedrooms:

• House A

I'm just guessing here because none of these are labeled, but I think that's a master bedroom with a balcony and another regular bedroom. These are nice bedrooms. The master is a bit understated, considering the price, but still much better than anything I've ever lived in.

• House B

Much more impressed by this master bedroom. Lots more space and there still seems to be an exit to the outside. The regular bedroom is less impressive than House A but still pleasant.

Edge: Close but I'm giving it to House B

Master Bathroom:

• House A

I like this. I wish they would have shown more of the shower because that looks big. I'm also a big fan of having the toilet right in front of the window.

• House B

Very similar to House B. Not sure what the toilet is facing in this one though.

Edge: Push

Multimedia Room:

• House A

That TV looks like it was made in the 90s but with a little upgrade, this would be a great place to watch a movie.

• House B

This is the closest House B had to a TV room. I like the space as a rec room, but I would think that a million-dollar house built in 1996 would have a dedicated room like House A for watching movies. Apparently not.

Edge: House A

MIscellaneous:

• House A

Some unique features of House A include a steam room, wine cellar, opulent wood-grained office, and an uncomfortable TV room. Those benches in that TV room probably haven't been sat on since the mid-60s. That office is pretty sweet.

• House B

That's the view off your back yard. Pretty nice.

Edge: House B. Location. Location. Location.

Final verdict: House B is the better million-dollar Rockford area listing.

You might have to deal with some flooding every couple of years, but a nice office space will never make up for that kind of view.
